Resort Realty Rental Policy

  1. Reservation Requirements:  Guest making reservation must be at least 21 years of age and show proof of age at any time during stay, and agree to the Resort Realty Vacation Rental Agreement.   Resort Realty reserves the right to refuse service to any person or party. 
  2. A 50% deposit of the total reservation is required to secure my vacation rental.  The balance is due in full 45 days prior to arrival date or 60 days prior to arrival date for holiday and peak time reservations.  (Peak Season includes all holiday reservation including MLK, Presidents,  and Memorial Weekend Reservations, Dec. 18-Jan. 4th, Thanksgiving, Spring Break and 4th of July reservations.)
  3. The final payment will be billed to the credit card on file unless prior payment arrangements have been made.  For reservations made less than 30 days prior to the arrival date the deposit becomes 100% (i.e. the entire rental fee is due and payable at the time of booking).
  4. Cancellations: Deposit refunds are available if a reservation or additional guest is canceled prior to the balance due date. 45 days before the arrival date or 60 days prior to arrival for peak period reservations. (Peak Season includes all holiday reservation including MLK, Presidents,  and Memorial Weekend Reservations, Dec. 18-Jan. 4th, Thanksgiving, Spring Break and 4th of July reservations.)The entire deposit shall be refundable, less the reservation fee ($200)  and 1 nights highest nightly rent rate and tax. No refunds are available after that time.  Includes additional guests and pets paid for on original reservation.  Renter must e-mail Resort Realty at RedRiverRentals@gmail.com for cancellation requests. Resort Realty reserves the right to cancel reservation for any reason at any time. including but not limited to damage to property, no utilities, double booking, sale of property.  Upon Resort Realty's need to cancel, Resort Realty will reimburse renter 100% of amount charged on renter's original credit card, not including interest charges or any other fee's incurred as a result of reservation.Trip Insurance:  Trip Insurance is highly recommended.   5. Terminations by Owner/Substitutions:  Resort Realty strives to provide you with the home of your choice. However, there are times that unforeseeable events occur that causes changes to be made that are out of our control.  This may include the sale of a property, a property no longer offered, mechanical failures or frozen pipes.  If a situation occurs. Resort Realty reserves the right to move a guest to an available property.  This does not result in a credit or refund. 
  6. Non-Refundable Reservation Fee: A non-refundable reservation fee of $200 is due when booking and is included in the deposit.. 
  7. Balance Due: The balance of all remaining rental fees is due and payable 45 days prior to the arrival date. Peak Season includes all holiday reservation including MLK, Presidents,  and Memorial Weekend Reservations, Dec. 18-Jan. 4th, Thanksgiving, Spring Break and 4th of July reservations.  The original credit card used at the time of booking will be charged for the balance unless other arrangements have been made via e-mail: RedRiverRentals@gmail.com, prior to that time. Failure to remit the balance due without explicitly canceling a reservation according to the provisions in Paragraph 4, will cause Renter to forfeit the deposit.
  8. Check-in/Check-out times: Check-in time is between 4:00 pm and 5:00 pm on the arrival date. Any late check in requests need to be approved via e-mail and may not be available for some of our properties.  Check-out time is 10:00 am on the departure date.  Late check-out may be available for an additional charge.  A fee of $1.00 per/minute will be charged to guests checking out late without written approval. 
  9. Reservation Date Changes: We can not accommodate any date changes.  Guests will have to cancel original reservation subject to cancellation fee's and re-book a new reservation.  No refunds for early departures. 
  10. Check in Procedure: Check in is at Resort Realty  between 4:00 and 5:00 P.M.  620 East Main Street, Red River, New Mexico 87558.  Please contact our office 24 hours in advance to arrange for late arrivals.  E-Mail: RedRiverRentals@gmail.com or call 575-754-2927
  11. Number of Occupants: The number of nightly occupants cannot exceed the maximum number of occupants described for each property and must correspond with the number of guests paid for with reservation. Any other arrangement must be made in writing.   A fee of $30.00 per night / per guest will be charged to Renter's credit card for guests not disclosed to Resort Realty.  Resort Realty does not reimburse for additional guests that were unable to make reservation.
  12. Damage Repair: Renter is financially responsible for the costs to replace missing or broken items and repairing any damage caused by Renter or Renter's guests that occurs while Renter is occupying the unit. Renter specifically acknowledges that Resort Realty has the right to charge Renter's credit card for any such damages.  Resort Realty may hold $400.00 on Renter's credit card.  The damage deposit will be released within 48 hours of Renter's departure.
  13. Cleaning: Renter is responsible for leaving unit reasonably clean and orderly at departure. At its sole discretion, Resort Realty reserves the right to charge Renter for cleaning services if this requirement is not reasonably met. This includes charges for excessive use, stains, or missing linens and towels. If you wish to have a mid-stay cleaning/cleanings, you must make those arrangements through Resort Realty with at least 15 days advance notice or we cannot guarantee that this service will be available. Any cleaning services not canceled with at least 24 hours notice will be subject to a charge of one hour.
  14. The price of your reservation includes: A minimum of 1 towel/per guest is supplied in the properties.  Guests staying at properties not equipped with a washer and dryer may exchange towels after 3 nights.  No towel exchanges for properties equipped with a washer and dryer.  Guests may bring their own laundry detergent or purchase laundry detergent at Resort Realty during business hours. Also included in reservation:1 roll of paper towels-Toilet Paper-Bath Soap-Dishwasher Soap-Dish SoapRefills of these items may be picked up anytime during Resort Realty business hours.  9 am to 5 pm.
  15. Discounts and Packages:  From time to time last minute or off season specials and discounts are offered on our website.  Discounts and specials are subject to change without notice.  You must mention the special at the time of booking for it to be valid.  We will not add discounts or special offer after the transaction has taken place.  
  16. Reporting Damage: Upon first occupying unit, renter is responsible to immediately report any damage found. Failure to do so, will make renter financially liable to pay for repair of said damage.
  17. Privacy Policy: Resort Realty collects certain information from Renter at the time reservations are made. This information is stored on Resort Realty servers exclusively for the purpose of maintaining contact with Renter and securing payment. Renter's personal information will not be used for any other purpose nor will it be disclosed or sold to any third party except where such disclosure may be reasonably necessary:(a) to comply with the law or legal process; (b) to enforce the rental agreement; or (c) to protect the rights or interests of Resort Realty or others. Resort Realty does reserve the right to maintain Renter's contact information so that Resort Realty can contact Renter in the future with information and/or promotions regarding its rental properties.
  18.  No smoking allowed in any property unless agreed to in writing with appropriate pet rent.  $250 charge 
  19. No pets allowed in any property unless otherwise agreed to prior to reservation in writing.  Minimum $250.00 charge if pet found to be in non pet friendly property or not registered with paid pet rent fee.  
  20. $20.00 per key charge for keys not returned
  21. No boats, large trucks, commercial vehicles, trailers of any kind, or recreation vehicles (including without limitation, motor homes, travel trailers, four wheelers, and trail bikes) in the Claim Jumper Townhouse parking lot.  Strictly enforced!
  22. Claim Jumper Townhouse Guests are permitted two parking spots with their number clearly marked.  Parking passes must be on vehicles at all times while parked in the Claim Jumper parking lot.
  23. We love that we can offer comforts of home, however please note that Rural Mountain Conditions Exist. Resort Realty does not guarantee proper working order for internet (if applicable) and/or satellite/cable TV in any of our homes due to interruptions by the service provider. If services fail and we are notified, Resort Realty makes every attempt to resolve the said issues as quickly as possible.  Resort Realty does not offer a refund for lack of internet or television service due to interruptions by service provider.
