Length of Stay: All reservations must be for a minimum length of three nights except during December 20-January 2, spring break and Fourth of July which require a minimum of five nights. On occasion, we will have advertised specials with one or two night specials.
2. Deposits: A 50% deposit is due at booking and will be charged to your credit card at that time. For reservations made less than 30 days prior to the arrival date the deposit becomes 100% (i.e. the entire rental fee is due and payable at the time of booking).
3. Cancellations: Deposit refunds are available if a reservation is canceled prior to 45 days before the arrival date. The entire deposit shall be refundable, less the reservation fee and first night rent and tax. No refunds are available after that time.
4. Non-Refundable Reservation Fee: A non-refundable reservation fee of $200 is due when booking and is included in the deposit..
5. Balance Due: The balance of all remaining rental fees is due and payable 45 days prior to the arrival date for Peak Season reservations and 30 days prior for all others. The original credit card used at the time of booking will be charged for the balance unless other arrangements have been made prior to that time. Failure to remit the balance due without explicitly canceling a reservation according to the provisions in Paragraph 4, will cause Renter to forfeit the deposit.
6. Check-in/Check-out times: Check-in time is after 4:00 pm on the arrival date. Check-out time is 10:00 am on the departure date. Late check-out may be available for an additional charge.
7. Check in Procedure: Check in is at Resort Realty in Red River. 620 East Main Street, Red River, New Mexico 87558. Please call 575-770-0918 for late arrivals.
8. Number of Occupants: The number of nightly occupants cannot exceed the maximum number of occupants described for each property without prior arrangements. A fee of $30.00 per night / per guest will be charged to Renter's credit card for guests not disclosed to Resort Realty.
9. Damage Repair: Renter is financially responsible for the costs to replace missing or broken items and repairing any damage caused by Renter or Renter's guests that occurs while Renter is occupying the unit. Renter specifically acknowledges that Resort Realty has the right to charge Renter's credit card for any such damages. Resort Realty will hold $400.00 on Renter's credit card. The damage deposit will be released within 48 hours of Renter's departure.
10. Cleaning: Renter is responsible for leaving unit reasonably clean and orderly at departure. At its sole discretion, Resort Realty reserves the right to charge Renter for cleaning services if this requirement is not reasonably met. If you wish to have a mid-stay cleaning/cleanings, you must make those arrangements through Resort Realty with at least 15 days advance notice or we cannot guarantee that this service will be available. Any cleaning services not canceled with at least 24 hours notice will be subject to a charge of one hour.
11. Reporting Damage: Upon first occupying unit, renter is responsible to immediately report any damage found. Failure to do so, will make renter financially liable to pay for repair of said damage.
12. Privacy Policy: Resort Realty collects certain information from Renter at the time reservations are made. This information is stored on Resort Realty servers exclusively for the purpose of maintaining contact with Renter and securing payment. Renter's personal information will not be used for any other purpose nor will it be disclosed or sold to any third party except where such disclosure may be reasonably necessary:(a) to comply with the law or legal process; (b) to enforce the rental agreement; or (c) to protect the rights or interests of Resort Realty or others. Resort Realty does reserve the right to maintain Renter's contact information so that Resort Realty can contact Renter in the future with information and/or promotions regarding its rental properties.
14. No smoking allowed in any property. $200 charge
15. No pets allowed in any property. Minimum $250.00 charge
16. $20.00 per key charge for keys not returned
17. No boats, large trucks, commercial vehicles, trailers of any kind, or recreation vehicles (including without limitation, motor homes, travel trailers, four wheelers, and trail bikes) in the Claim Jumper Townhouse parking lot. Strictly enforced!
18. Guests are permitted two parking spots with their number clearly marked. Parking passes must be on vehicles at all times while parked in the Claim Jumper parking lot.
